Aligned Data Centers, a data center developer headquartered in Dallas, Texas, lists Arizona data centers in Phoenix (PHX-01/02/03 and PHX-05), Chandler (PHX-04 and PHX-06) and Waddell (PHX-07) on its location page as of October 2026, broke ground on PHX-13 in Glendale in April 2025 (no update after an April 18, 2025 news report was found), and has been owned since July 21, 2026 by a consortium of the Artificial Intelligence Infrastructure Partnership, MGX and BlackRock's Global Infrastructure Partners. It builds and runs data centers, the large buildings where cloud, enterprise and other customers house computing equipment. In 2017 it described its business as colocation and build-to-scale solutions for cloud, telecom, enterprise and service providers, and by 2022 it described its customers as global hyperscale and enterprise customers. Aligned says it is one of the largest and fastest-growing data center developers globally, with a portfolio of 51 campuses and more than 6.4 GW of operational and planned capacity. That worldwide total mixes operating and planned capacity and is not an Arizona figure.
Aligned's link to AI is through data center capacity and cooling rather than chips or software. It markets its Phoenix campuses as AI and cloud ready. In June 2025 it launched an Advanced Cooling Lab based in Phoenix, where the company says it tests cooling solutions for the most demanding AI and high performance computing workloads. Aligned says its Delta Cube air-cooled system and its patent-pending DeltaFlow liquid-cooled system remove the intense heat from GPUs and AI accelerators. The KTAR report on its Glendale building PHX-13 does not name a tenant or say that its capacity is for AI workloads.
Aligned's Arizona story starts in Phoenix. In March 2016, Arizona Public Service and Aligned announced a collaboration for the planned Phoenix data center that included an on-site substation, and APS said it was working with Aligned to build a 63-megawatt microgrid. Arizona AI found no source confirming the microgrid was completed. Aligned says that before opening, the Phoenix data center won the Global Data Center Alliance's 2016 Data Center Energy Efficiency Project of the Year. In May 2017 Aligned opened the newly completed 550,000-square-foot data center on a 51-acre campus at 2500 W Union Hills Drive, offering 62 MW of IT power in its first phase, expandable to 120 MW at full build. In February 2018 it announced a 200,000-square-foot Phase II expansion of up to 60 MW at full build-out. DatacenterDynamics described the site in 2025 as 180 MW across three buildings, and Aligned's location page now lists it as PHX-01/02/03 on a 55-acre campus.
In March 2022 Aligned announced plans for PHX-05 on its Phoenix flagship campus, which it says combines its patented Delta cooling technology with a waterless heat rejection system to create a waterless data center. Aligned's location page listed PHX-05 in Phoenix as of October 2026; no verified source states whether it is operating. In October 2022 it announced two future Phoenix-area mega campuses totaling over 400 MW of IT load and approximately two million square feet, and it said its Phoenix customers can use a 20-year sales tax exemption on data center equipment. That 400 MW is a plan, not operating capacity, and no later update on that total after 2022 was found. The Chandler Arizonan reported in December 2022 that a Texas data center company had paid $115 million for a nearly half-million-square-foot office building in the Continuum business park in Chandler, a 152-acre former Motorola research site sold in 2009. Aligned lists two Chandler buildings: PHX-04 at 2501 S Price Rd and PHX-06 at 2955 West Innovation Street. AZBEX reported, citing City of Chandler records, that PHX04 received a foundation permit in June 2022 and a building permit in October 2022 and would total 396,343 square feet at buildout, and that PHX06 is a two-phase development of 456,946 square feet. No later status for either Chandler building after December 2022 was found beyond Aligned's location page, which listed both as of October 2026 without verified operating dates. AZBEX ties the 2501 S. Price Road purchase to PHX06, so the sources disagree on which designation sits on that parcel [not independently verified]. The same December 2022 AZBEX report says the Chandler City Council passed an ordinance that significantly restricts future data center development, requiring planned area development zoning and sound mitigation; the source does not say the ordinance applied to Aligned's projects.
Aligned then moved into the West Valley. DatacenterDynamics, citing Cushman and Wakefield, reported that Aligned bought a parcel at 75th Avenue and Northern Avenue in Glendale in October 2024 for $10.2 million, and 100 acres at 8785 N Reems Road in Waddell in December 2024 for $86.5 million from LXP Industrial Trust. Aligned lists PHX-07 at that Waddell address. Its general contractor, Lease Crutcher Lewis, says PHX 07-2 is the second phase of an 80-megawatt data center there, a two-story, 214,078-square-foot building that adds 40 megawatts of IT capacity across six data halls [not independently verified]; that 40 MW is part of the 80 MW, not in addition to it. The contractor page is undated and does not give the status of either phase. On April 15, 2025 Aligned broke ground on PHX-13, which KTAR called a Glendale data center, a 72-megawatt building then under construction on a 100-acre site where Aligned plans four facilities. KTAR, citing the City of Glendale, reported that a new 230 kV Arizona Public Service transmission line will serve the development, and that PHX-13 will use closed-loop cooling and recycled water, with the company retaining the site's well rights. No update on PHX-13, the other planned facilities, the transmission line or the water plan after April 2025 was found, and Aligned's location page did not yet list PHX-13 as of October 2026 [not independently verified].
Ownership changed in 2026. On July 21, 2026, the Artificial Intelligence Infrastructure Partnership, MGX and BlackRock's Global Infrastructure Partners completed their acquisition of Aligned, a transaction Aligned says represents an enterprise value of approximately $40 billion. The buyers also committed an additional $5 billion of growth capital to fund Aligned's expansion and scale-up of AI-ready capacity. Chief Executive Officer Andrew Schaap and the existing management team continue to lead the company, which remains headquartered in Dallas. Both dollar figures are company-wide; neither release states an Arizona share, so Arizona AI does not treat them as Arizona investment.
Taken together, Aligned has grown from one Phoenix campus that opened in 2017 into sites in Phoenix, Chandler, Glendale and Waddell. Its published capacity figures describe different buildings at different stages, from the operating Union Hills campus to the 72 MW PHX-13 under construction in April 2025 and the 400 MW announced in 2022, with no later status found for either, so Arizona AI reports each one separately and does not add them into an Arizona total.
