Lam Research in Arizona: Key Developments

How does Lam Research fit into AI?

Modern AI runs on physical silicon, and that silicon passes through several hands before it ever answers a question. Here is the path, and where Lam Research sits on it. Stages not marked below are shown for context and are not claims about Lam Research.

  1. Chip design: Companies like Nvidia, Apple and AMD design the chips. Chip designers decide what a chip does and hand the blueprint to a factory. The three companies whose designs matter most to AI - Nvidia, Apple and AMD - do that work elsewhere, then send the designs to fabs. None of them owns a fab of its own.
  2. Wafer fabrication (here today): Fabs print billions of transistors onto silicon wafers. Supports chipmaking customers in Arizona. A fab prints a design onto a polished disc of silicon called a wafer, layer by layer, until billions of transistors exist where there was blank material. It is the hardest and most expensive step in the chain, and the reason a single factory can cost tens of billions of dollars.
  3. Advanced packaging: Wafers are cut and assembled into finished chips. Packaging cuts a finished wafer into individual chips and assembles them, often stacking several pieces of silicon and memory into one component. For AI chips this step is nearly as demanding as fabrication, and a wafer is not a usable product until it is done.
  4. Servers and devices: Chips are built into AI servers, phones and PCs. Finished chips are assembled into the things people actually buy and deploy: data-center servers, phones, laptops. This is where a chip stops being a component and starts being a product.
  5. AI in use: Data centers and devices run AI models on that silicon. The end of the chain: models answering questions, generating images and driving software, running on the silicon every earlier step produced. Every AI service anyone uses is running on physical hardware somewhere, and that hardware started as a wafer.

  • Why Lam is in Arizona (company-reported): Lam's CEO told Reuters in May 2026 that Arizona is "a place that we need to be from the standpoint of supporting (customers)" and confirmed that Lam intends to open an additional Phoenix-area facility to support customers such as TSMC. • A building near the TSMC campus: In December 2025 Lam bought a 147,638-square-foot office building at 25700 N. Norterra Pkwy., which the broker described as a short drive from TSMC's Phoenix campus. Source: Newmark release, via Real Estate Daily News
  • Tools for advanced chips, worldwide (announced): In February 2025 Lam introduced ALTUS Halo, which it calls the first atomic layer deposition tool for molybdenum, and the Akara etcher, both aimed at the 3D structures in memory and logic chips. About Lam Research

What Lam Research does

Lam Research makes the machines that chip factories use to deposit, etch and clean the layers of a chip. Its fiscal 2026 annual report describes it as a global supplier of wafer fabrication equipment and services, incorporated in 1980 and headquartered in Fremont, California. It employed about 23,300 people worldwide as of August 2026.

Scale: revenue was $23.23 billion in fiscal 2026, up 26% in a year, and the September 2026 quarter set another record at $8.22 billion. About 93% of sales are outside the United States, and China alone was about 34% of fiscal 2026 revenue.

Customers: Lam names Micron, Samsung, SK hynix and TSMC (the Arizona fabs belong to TSMC Arizona) as its most significant customers of the last three fiscal years. Four customers each took 12% to 16% of fiscal 2026 revenue; the filing does not say which.

Where it builds things: Lam's factories are in California, Ohio, Oregon, Austria, Korea, Malaysia and Taiwan. Nothing is manufactured in Arizona.

In Arizona

Lam's own locations page lists three Arizona sites:

The building Lam bought: on December 23, 2025, Lam paid $45.77 million for the 147,638-square-foot, three-story office building at 25700 N. Norterra Pkwy., according to Newmark, the broker. The seller was JDM Partners. Newmark said Lam was already a tenant in the neighboring Terrawest building, "where multiple TSMC suppliers have established a presence," and called the site a short drive from the TSMC Arizona campus. Lam has not said what it will do with the building.

An additional facility, per the CEO: on May 21, 2026, chief executive Tim Archer told Reuters that Lam intends to open an additional facility in the Phoenix area to support customers such as TSMC. "Clearly, we see Arizona as a place that we need to be from the standpoint of supporting (customers)," he said. Reuters noted that the Phoenix Business Journal had reported in December 2025 that Lam bought a building near TSMC's Phoenix factories, and that Lam had not yet detailed its plans for it. Lam has published nothing further on the building's use as of October 2026.

A state incentive: the Arizona Commerce Authority's calendar 2025 report on its Qualified Facility tax credit lists $4,940,000 pre-approved for "LAM Research Corporation," with a footnote that the amount is reserved but pre-approval is not finalized. The program pays at most 10% of a qualifying investment in a manufacturing, research or headquarters facility. The report does not say which Lam facility applied.

What is not published: Lam's fiscal 2026 annual report does not name Arizona; it lists its principal, research and manufacturing sites by city, none in Arizona, and groups its other U.S. sites as "service, technical support, and sales" properties. Lam publishes no Arizona headcount and no description of the work done at either site. Current openings are in the jobs section of this page.

Earlier history: GlobeSt reported in January 2012 that Lam had sold two Phoenix buildings: an industrial building at 4829 S. 38th St. for $2.9 million and a clean room and lab building at 4822 S. 40th St. for $650,000. Arizona AI found no source saying what Lam had used them for, or when its current Chandler office opened.

Role in AI and chips

Lam's tools sit at the fabrication step: they build up and carve the layers inside memory and logic chips, including the chips that train and run AI. Its annual report says the AI market is driving higher semiconductor industry spending in both memory and non-memory, and Archer linked Lam's record June and September 2026 quarters to AI-driven demand.

In Arizona, the role is support, not manufacturing: Lam's annual report names its principal, research and manufacturing sites by city, and Arizona is not among them, so its Arizona offices fall under the report's remaining category of "service, technical support, and sales" sites. Intel named Lam a 2026 EPIC Supplier Award recipient for "Excellence in Sustainability Support", a worldwide award that does not name Intel's Chandler fabs. The only sourced tie between Lam and a specific Arizona fab is Archer's own statement that the planned Phoenix-area facility is to support customers such as TSMC.

Controversies and Issues

2023 layoffs (worldwide, completed): on January 23, 2023, Lam began a workforce reduction of about 1,300 positions, about 7% of its employees. Its fiscal 2026 annual report says about 1,760 employees were terminated under the plan through June 30, 2024, at a cumulative cost of $181.9 million, and that no restructuring costs were recorded in fiscal 2025 or 2026. Lam published no Arizona breakdown.

Inpria patent suit (closed): in October 2022 Inpria, a JSR subsidiary, sued Lam in Delaware over patents on metal oxide photoresists for EUV lithography. On September 16, 2025, JSR announced a cross-licensing agreement under which both sides agreed to dismiss all claims. Lam's latest filings say it is not a party to any legal proceeding it believes material.
